Municipalities across Canada face a critical shortage in handling building permits, with only 5,000 officials tasked to review 4.5M permits needed by 2030 (CMHC). The current process lacks a digitized, single source of truth, making it difficult to access up-to-date regulatory information, understand requirements, and submit complete applications. In Ontario, code amendments occur as often as every six weeks, creating a moving target for compliance. For builders, delays are costly: each round of revisions adds ~28 days, with applications often requiring 3–7 revisions. BILD reports municipal approval timelines ranging from 10 to 34 months, with most averaging 20–24 months. These delays drive millions in added costs from interest, fees, lost labour, and scheduling impacts – costs ultimately passed on to home buyers.
The market urgently needs digitized, AI-assisted regulatory tools that integrate directly into design workflows to help professionals create more complete & compliant submissions. The proposed Trax Codes plug-in addresses this gap by providing real-time regulatory information within Autodesk Revit (or similar tool used by site partner), ensuring designs can be iteratively reviewed for compliance throughout the design phase. This solution enhances project efficiency, reduces approval delays, and supports the growing demand for digital transformation in construction. By deploying the plug-in at the Evergreen Brick Works site with the support of the Development and Commercialization program, Trax will validate its impact, support industry adoption and position itself as a leader in digital code solutions in both government and industry.
The Trax Codes Revit Plug-in will extend Trax reach beyond its core government user base into new segments of the construction industry. This expansion will support job creation in Ontario’s tech sector, improve efficiency for architects, engineers, and developers, and help accelerate project approvals. By reducing costly delays and boosting productivity, the project will strengthen Ontario’s construction industry productivity and position the province as a leader in AI-driven construction technology.
