MiraNu is an institutional-grade vertical AI platform redefining how real estate, infrastructure, and energy assets are planned, developed, and managed. It unifies fragmented data across finance, development, construction, sustainability, and operations into a single intelligence layer, delivering real-time visibility into risk, capital deployment, and lifecycle performance, enabling faster, more predictable delivery from “dirt to dividend.”

In partnership with GRESB, MiraNu’s ESG Module embeds sustainability into financial and operational decision-making. It automates secure ingestion and AI-driven analysis of ESG and climate data aligned with Canadian Sustainability Disclosure Standards, translating ESG performance into measurable risk, cost, and return impacts. This enables faster, data-driven decisions, stronger portfolio performance, and enhanced asset resilience. Built in a sovereign AI, enterprise-grade SOC 2- and ISO-compliant environment, MiraNu sets a new standard for responsible development.

Project

Through this Development and Commercialization project, MiraNu will leverage the uOttawa Cyber Range (TDS) and IBM X-Force Incident Response (IR) tabletop capabilities to simulate advanced cyber-attack scenarios. These simulations will strengthen incident response processes and systems before real incidents occur, improving response readiness, reducing risk exposure, and protecting platform integrity for MiraNu and its clients.

Impact

The project will deliver a scalable ESG Integration Module embedded within MiraNu’s AI risk management platform. Upon commercial launch, MiraNu anticipates creating 5–7 full-time roles in ML, AI, data analytics, and compliance in Ontario, alongside revenue growth driven by adoption across real estate, infrastructure, energy, and data center portfolios. The solution will enhance sustainability-driven decision-making and risk transparency for high-growth, energy-intensive data centers, supporting more efficient capital allocation, faster delivery, and improved environmental performance outcomes.
